Denver at a glance

  • Median rent: about $1,598 a month (Apartment List, November 2026). RentCafe puts the average at about $1,922.

  • Median sale price: about $597,000, up 4.7% in a year (Redfin, September 2026)

How a DSCR loan works here

A DSCR loan qualifies you on the property's rent, not your tax returns. The lender divides the monthly rent by the monthly payment (principal, interest, taxes, insurance, and HOA). For example, if rent is $3,000 and the payment is $2,700, the DSCR is about 1.11. Many lenders want 1.0 or higher. With higher Denver prices, the numbers can be tight, so it pays to run them early.

Denver rules investors should know

  • Rental license: Denver requires a license for long-term rentals, including single-family homes. Properties need an inspection by a qualified inspector, and the license lasts 4 years. Budget for this before you close.

  • Short-term rentals: Denver allows an STR only in your primary residence. That means a DSCR loan for an Airbnb on a Denver investment property generally won't work. Long-term rentals and flips are the usual plays here.

Colorado rules every landlord should know

  • Cause required for eviction (HB24-1098): since April 2024, landlords generally need a legal reason to end most leases.

  • Security deposits (HB25-1249): since January 2026, deposits are due back within 30 days by default.

Common questions

Can I get a fix-and-flip loan in Denver?
Yes. Bridge loans can cover the purchase and rehab, and some lenders lend against the after-repair value (ARV). Bridge loans can often close in about 7 to 14 days.

Can I use a DSCR loan for a Denver Airbnb?
Usually not for an investment property, because Denver only licenses STRs in the owner's primary residence. A long-term rental is the better fit for a DSCR loan in Denver.
