Fort Collins at a glance

Median sale price: about $550,000 (Redfin, September 2026)

How a DSCR loan works here
A DSCR loan qualifies you on the property's rent, not your tax returns. The lender divides the monthly rent by the monthly payment (principal, interest, taxes, insurance, and HOA). For example, if rent is $2,800 and the payment is $2,500, the DSCR is 1.12. Many lenders want 1.0 or higher.
Fort Collins rules investors should know
Rental registration: since January 1, 2025, Fort Collins requires long-term rentals (30+ days) to register every year. It costs $37 per property, plus $10 for each extra unit on the same lot.
Short-term rentals: a non-owner-occupied STR is allowed only in the "yellow" zones on the city's STR map. The license costs $500 a year, on top of a sales tax license. Check the map before you buy.
The end of "U+2": a 2024 state law (HB24-1007) ended occupancy limits based on family relationships, so the old U+2 rule no longer applies. Health and safety limits can still apply.
Colorado rules every landlord should know
Cause required for eviction (HB24-1098): since April 2024, landlords generally need a legal reason to end most leases.
Security deposits (HB25-1249): since January 2026, deposits are due back within 30 days by default.

Common questions
Can I get a DSCR loan on a rental near CSU?
Yes. DSCR loans are based on the property's rent. I'll help you check that your expected rent supports the payment before you spend money on an appraisal.
Can I finance an Airbnb in Fort Collins with a DSCR loan?
Possibly, if the property is in a zone that allows non-owner-occupied STRs. Some DSCR lenders will use short-term rental income. I'll check the zoning and the lender's rules first.
