DSCR Rental Loans in Colorado

Aerial view of Colorado rental home neighborhoods

Buying or refinancing a rental shouldn't depend on your tax returns. I'm Dan, and I help Colorado investors find DSCR rental loans that qualify on the property's rent, not your personal income.

How a DSCR loan works

A DSCR loan qualifies you on the property's rent, not your tax returns. The lender divides the monthly rent by the monthly payment (principal, interest, taxes, insurance, and HOA). For example, if rent is $2,400 and the payment is $2,000, the DSCR is 1.2. Many lenders want 1.0 or higher, and a higher number usually gets better terms.

Because the loan is based on the property, it works well for self-employed investors, people with several rentals, and anyone whose tax returns don't show their real income. DSCR loans are long-term loans, so you can buy and hold.

What lenders look at

  • The rent: your lease, or market rent from the appraisal

  • The payment: principal, interest, taxes, insurance and HOA

  • Your credit and your down payment or equity

  • Cash reserves after closing

  • The property type: single-family, 2 to 4 units, condos, and short-term rentals with some lenders

Good uses for a DSCR loan

  • Buying a long-term rental

  • Refinancing a rental to lower the payment or pull cash out

  • Refinancing out of a fix-and-flip or construction loan when you decide to keep the property

  • Holding rentals in your LLC

Common questions

Do I need tax returns or W-2s for a DSCR loan?
Usually not. Lenders qualify a DSCR loan on the property's rent, not your personal income. They still look at your credit, your down payment and your cash reserves.

Can I close a DSCR loan in my LLC?
Most DSCR lenders allow it, and many investors prefer it. I'll confirm what a specific lender needs for your entity.

What if the rent doesn't fully cover the payment?
Some lenders will still lend with a larger down payment or stronger credit. After the free pre-check, I'll tell you what's realistic for your property.

Can I use a DSCR loan for a short-term rental?
Some lenders allow Airbnb and VRBO properties, but city rules matter. Check the rules on my city pages, and I'll confirm them as part of the pre-check.

What does a DSCR loan cost?
You'll have the lender's rate and points, normal closing costs, and my broker fee. Everything is on a written fee sheet before you pay anything.
