Windsor at a glance
Typical home value: about $575,000 (Zillow, September 2026)
Average rent, 3-bedroom house: about $2,600 a month (Rentometer, June 2026)
Growth: about 41,700 people in 2024, up from 32,700 in 2020 (U.S. Census estimates)
Windsor prices are higher than in Greeley or Evans, so cash flow is tighter. Many rentals here need a bigger down payment for the rent to cover the payment. I'll run that math with you before you pay for an appraisal.
How a DSCR loan works here
A DSCR loan qualifies you on the property's rent, not your tax returns. The lender divides the monthly rent by the monthly payment (principal, interest, taxes, insurance, and HOA). For example, if rent is $2,400 and the payment is $2,000, the DSCR is 1.2. Many lenders want 1.0 or higher, and a higher number usually gets better terms.
Short-term rentals in Windsor
Windsor requires a Town short-term rental permit and a business license for rentals of 29 days or less. The home must pass fire and building inspections before the permit is issued and at each renewal. I'll help you confirm the rules as part of my free deal pre-check.
Permits and counties
Windsor sits in both Weld and Larimer counties, so check which county your property is in. Building permits are filed online with the Town, and Windsor adopted the 2024 building codes on January 1, 2026. Learn more about fix-and-flip loans and construction loans.
Colorado rules every landlord should know
Cause required for eviction (HB24-1098): since April 2024, Colorado landlords generally need a legal reason to end most leases.
Security deposits (HB25-1249): since January 2026, deposits are due back within 30 days by default (the lease can allow up to 60).

Common questions
Do Windsor rentals work for a DSCR loan?
Some do and some don't. At today's prices, many Windsor rentals need a larger down payment for the rent to cover the payment. I'll check your numbers for free before you pay for an appraisal.
Can I get a loan for a short-term rental in Windsor?
Some lenders allow it once you have the Town's short-term rental permit and business license. Lenders may use a lower rent estimate for short-term rentals.
Do you do fix-and-flip and construction loans in Windsor?
Yes. Bridge loans can cover the purchase and the rehab, and construction loans pay out in draws as the build goes up.
