Evans at a glance

  • Median sale price: about $371,000 (Redfin, September 2026)

  • Average rent, 3-bedroom house: about $2,350 a month (Rentometer, June 2026)

  • Time to sell: a median of 53 days on market (Redfin, September 2026)

Evans has some of the lowest prices in Northern Colorado, so more rentals here "pencil," meaning the rent covers the payment. Slower sales also give buyers more room to negotiate.

How a DSCR loan works here

A DSCR loan qualifies you on the property's rent, not your tax returns. The lender divides the monthly rent by the monthly payment (principal, interest, taxes, insurance, and HOA). For example, if rent is $2,400 and the payment is $2,000, the DSCR is 1.2. Many lenders want 1.0 or higher, and a higher number usually gets better terms.

  • Security deposits (HB25-1249): since January 2026, deposits are due back within 30 days by default (the lease can allow up to 60).

It's one of the better fits in Northern Colorado, because rents are strong compared with prices. I'll run your numbers for free before you pay for an appraisal.

How long does a building permit take in Evans?
About 3 business days for simple jobs like a roof or furnace. Remodels and new homes can take up to 10 business days of plan review.

Do you do fix-and-flip loans in Evans?
Yes. Bridge loans can cover the purchase and the rehab, and some lenders lend against the after-repair value (ARV).
