Fix-and-Flip Loans in Colorado
You found the house. Now you need money to buy it and fix it up before someone else grabs it. I'm Dan, and I help Colorado investors find short-term bridge loans that cover the purchase and, in most cases, the rehab.

How a fix-and-flip loan works
A fix-and-flip loan is a short-term loan for a property you plan to renovate and then sell or refinance. Most are interest-only, so your monthly payment stays low while the work gets done.
Private and hard money lenders care most about the deal itself: the purchase price, the rehab budget and what the house will be worth when it's finished. Your tax returns matter less than they would at a bank.
Rehab money is usually paid out in draws. You finish part of the work, the lender checks it, and the next draw is released. You pay the loan off when you sell or refinance.
What lenders look at
The numbers: purchase price, rehab budget and after-repair value (ARV)
Your scope of work and who is doing it
Your experience, if you have any (first-timers can still qualify)
Your credit and the cash you'll bring to closing
Your exit plan: sell, or refinance into a long-term rental loan

Common questions
How fast can a fix-and-flip loan close?
It depends on the lender, the appraisal and title. Private lenders usually move much faster than banks. After the free pre-check, I'll give you a realistic timeline for your deal.
Do I need flipping experience?
Not always. First-time flippers can qualify, but terms are usually better once you have a few projects behind you. I'll tell you honestly what to expect.
Does the loan cover the rehab?
Often, yes. Many lenders fund part or all of the rehab budget through draws as the work gets done.
What does a fix-and-flip loan cost?
You'll have the lender's rate and points, normal closing costs, and my broker fee. Everything is on a written fee sheet before you pay anything.
